Amendments to the Superannuation Industry Supervision Act (SIS Act) in 2010 allows
SMSFs to purchase and gear real estate.

Australian Financial's SMSF loan is designed to offer loans to authorised Australian
Self Managed Super Funds to gear residential property investment.

through your already established SMSF.

Application Structure

1.   The Property Trustee will purchase the property and becomes the legal owner;
2.   The Self Managed Super Fund (SMSF) will obtain the beneficial interest in the property from the vendor;
3.   The Lenders lend to the SMSF; and
4.   The Lender takes a mortgage over the legal interest in the property from the Property Trustee and a charge over the beneficial interest in the property from the SMSF Trustee.

Repayments

dot Standard Variable or 1-5yr Fixed Rate Loan;
dot Maximum 5 years Interest Only; and
dot All repayments due on the 1st of the month.

LVR

dot 70% of the lesser of purchase price or valuation; and
dot REF or Lenders' mortgage insurance not applicable/allowed.

Loan Amount

dot Minimum loan amount of $100,000; and
dot Maximum loan amount of $2,500,000 however higher amounts considered on a case-by-case basis.

Legal Documents

dot Australian Financial appointed solicitor to review:
    dot  SMSF & Property Trust deeds;
    dot  Trust & borrowing structures; and
    dot  Loan contracts.
dot All legal costs are at Borrower's expense.
